Lack Construction has completed a number of different projects that vary in their scope and specialty: Green Building, Mold Remediation, Public Works, Residential, Commercial, and Affordable Housing Construction. Below is a brief summary of the key examples of successful projects completed in each category.


Green Building

Community Transportation Center


We are currently working the Community Transportation Center Administration Building for the City of Thousand Oaks. This 4,165 combined square foot of structure will be a LEED(®) Certified green building that will serve as the heart of the public transportation for the City of Thousand Oaks. It will be completed with the concept of reducing the number of personal vehicles and increasing the number of riders on the commuter buses. The 7.13 acres has a total of 221 parking spaces to encourage Park and Ride participation. The project is currently scheduled to be completed in Summer 2008 and has a contract value of slightly over $1.8M.

Bradbury Mixed-Use Project


The Bradbury project is located at 617 Bradbury, one block south of Chapala between Oretega and Cota Streets. Bradbury Avenue is characterized by a mix of one and two story residential and commercial land uses. Currently there is a 423 SF single family residence on this 5,000 square foot lot. A proposal to develop a Platinum LEED mixed-use project consisting of approximately 1,000 SF of office or retail space and three market-rate mezzanine loft studio condominium units on top of a ground level parking structure has been submitted for conceptual ABR review. The proposed project incorporates a number of green-built elements, including solar and wind turbines, rooftop gardens, and bathroom with shower on the ground level adjacent to bicycle racks for the benefit of the commercial occupant giving them the option of biking to work. The property is also located in a "parking zone of benefit" because of its proximity to public parking garages and the Transit Center. Although the property is located just outside of the El Pueblo Viejo District, the project has been designed in a Mission Revival style. It is anticipated that the total project value will be approximately $4.5 million.

Santa Cruz Residence, Santa Barbara


Our 'green' building capabilities includes residential projects as is evident in the ongoing efforts at the private residence above One Thousand Steps in Santa Barbara. The project is for the addition of a second story of 1,569 SF and new garage of 352 SF to the residence that is on a lot over 10,000 SF. Although not originally specified in the plans, the owner will realize the benefits of our efforts to make the residence 'green' through the usage of various green criteria considerations in our best construction management practice selections. The addition of a lanai wall will not only afford the residents a great view of the Pacific Ocean from their bluff top location but also allows more natural lighting throughout the home. This along with the replacement of all existing windows and the new windows being more energy efficient and building insulation will ensure that the entire house reduces its energy consumption.

Why is there so much interest in the remodeling and addition to this home?

In the past several weeks, the interest being expressed in the work taking place at 2 Santa Cruz Blvd. in Santa Barbara is quite remarkable. Neighbors, passersby, and visitors to our city have stopped to talk with the Lack Construction crew working on this home on the bluff next to 1,000 Steps.

A wonderful transformation of what had been a modest one-story residence showing its age into a beautiful two-story home that compliments the neighborhood is unfolding. This is a home literally being reborn. Its renaissance is marked by custom design and products of superior quality, matched with Lack Construction’s superb reputation for providing the best in full-service construction management.

Another important reason for the interest this work is generating is it has a number of “green” building features recommended by Lack Construction. These include a host of energy-efficient, environmentally protective, sustainable design, construction, operation, and recycling measures.

Site and water protection, design alternatives, material selection (including the use of BLUWOOD® components to protect against fungal and termite infestation), heating/cooling, lighting, and job-site operations will have a “green” hue because of Lack Construction’s suggestions and practices. Many features are the same as those in the BUILT GREEN SANTA BARBARA Self-Certification Checklist that is used to certify a project for a Built Green™ star rating.


Mold Remediation

El Escorial


The El Escorial Villas was a project that with the significant history of being a 'problem child' before Lack Construction was contracted to correct the construction deficiencies. The 261 condominium unit community that sits on 10 acres of land just mere feet from the Santa Barbara shores was plagued with various mold and other water intrusion issues that demanded proper attention since the value of the units was deteriorating along with the buildings. Our talented construction team completed a nearly surgical procedure type of demolition and rebuild of the entire exterior surfaces of the four three-story buildings while the units remained occupied. The $12M project was completed in late summer 2007.


Public Works

Superior Court Remodel - Figueroa Division


The interior remodel of the Santa Barbara Superior Court is nearing its completion phase. This ongoing project was for the renovation of 10,265-SF of office space that included the addition of new offices and ADA compliant restrooms as well as new electrical, HVAC, fire sprinkler and public transaction counters. The efforts progressed while the building actively maintained daily court sessions. The total project value is estimated to close at approximately $1,400,000.


Affordable Housing

Senior Affordable Housing


One of Lack's portfolio projects is a brand new Senior Affordable Housing Construction. Located on East Gutierrez Street, this project comprised of 4 units, approximately. 1600 square foot each. This multi-unit residential project was built in 1996 on an approximately 1/2 acre lot. Working together with the City of Santa Barbara, Lack Construction was able to build this project on a timely and cost-efficient basis and bring into existence a new Senior Affordable Housing right in the downtown area of Santa Barbara.
